I am looking for a LICENSED GENERAL CONTRACTOR that wants work. My girlfriend and I are currently in the process of purchasing a house. The closing is scheduled for early to mid December, hopefully no later. The house is being purchased using a 203k loan (purchase & rehab). What that means to both you and I is that I am allowed to "roll money" into the loan specifically for renovation and repairs. The catch is that the work has to be done by a licensed contractor that can sign a W-9 tax form. Upon closing on the house the mortgage company then cuts the contractor a check for the work to be done. Now since my girlfriend and I are currently renting and in a hurry to move in, we need work done to the house pretty quickly. Preferrably as soon as the closing has taken place. We need the kitchen and bathroom done ASAP. We have taken the liberty of shopping around for everything we will need. So we have the names, item numbers, prices, etc. of the cabinets, fixtures, tub, etc. These items would all have to be purchased by the contractor, out of the same money disbursed by the mortgage company. That being said, I'm not the kind of guy that is going to be a prick and say "we aren't paying a dime more..." or any crap like that. I know things might need to be marked up a bit in order to make it worth your time. We'll be flexible with you as long as you are flexible with us. Below is a short list of things that need to be done for the house, some of them we would like to do ourselves or possibly right along side you if possible.-Windows need replacing all around house, some moved by several inches. (The outside of the house will be getting all new siding in the spring, so modifying windows at this time and messing up the outside is not an issue.-All hardwood floors downstairs need to be re-finished-Bathroom needs to be gutted, vinyl tiling needs to be put down, plumbing re-done? Vent put in place, wiring modified, tub put in place, walls re-done, plumbing routed upstairs for future master-bath, etc.-Kitchen needs to be gutted, all new cabinetry needs to be installed, all new appliances (already purchased and ready to be delivered) need to be put in place, water needs to be ran to fridge for ice maker, wiring for ceiling fan/sink valance needs to be run, dishwasher installed, etc.-Just about every ceiling needs to be refinished, either scrapped and skimcoated or have new sheetrock put in place.-Misc. wiring needs to be done/re-done around house If you need anymore detailed pictures of any specific area of the house, please do not hesitate to ask. We need someone to come out THIS WEEK to give us an estimate. We are looking for someone eager to jump in and start on this project right away, someone who can commit to getting this done ASAP.
